With the increasing demands on land in many cities and towns in the world, there has been a need to rethink on the ways in which most buildings are constructed. Commercial, institutional and government buildings all have to compete for the same space. If planning to undertake parking construction whether for private or commercial use, you will need to have this information in mind.

While space utilisation remains very important, there should be no compromise on functionality. A car park should be designed in a way that it will be both functional and efficient. You need to remember that the lot will be one of the most visited areas in the building and this has to be factored into the planning stages. The designer needs to adopt a structure that will make it easy for movement to take place easily so as to avoid unnecessary hold-ups.

Capital is one of the most important determinants of how much can be achieved. It will not only determine the size of the park that can be created but will also play a role in choosing the technology that can be used to run the facility. One therefore needs stable financial backing as they start the project.

Modern car park systems are either partly or fully automated. This has been instated to make the process not just efficient but to increase the capacity as well. Car parks are designed for different types of buildings. Whether the building is private or commercial, what is important for the designer is the expected number of users. Busy areas like shopping malls require many more spaces as compared to less busy areas like residential buildings. It is also important to have an idea of the possible types of vehicles that are expected so that the size of the spaces is determined.

Another factor that plays a major role in the design is the local climate. A parking lot that is to be located in a hot environment will require some form of shade. This may be in the form of trees or artificial shades. In an area that is receiving a lot of rain, there is need to have a design that makes drainage easy. For this reason, the designer may need to visit the location beforehand.

As you plan to construct the parking, you need to choose the materials that will be used. Just like the design, the materials that are chosen are determined by the local climate among other factors. An ideal material is one that can withstand extremes of weather. The material should be able to facilitate drainage of water if the area receives heavy rainfall. The material should also be eco-friendly and should blend easily with the environment.

The parking construction should also consider the existence of special facilities and services. For example, there may or may not be reserved spots. If these are a requirement, a decision should be made on how they will be accessed. The other important thing to remember is where handicap parking will be located and to ensure that this location is convenient for the disabled users.
